To ensure community safety and neighborhood aesthetic standards, Prince William County has specific zoning requirements for installing fences. While most residential fences do not require a building permit, zoning approval is mandatory for all new fence installations.

The County’s Development Services’ Land Development Division has outlined new fence zoning guidelines, which aim to ensure that your home improvement project moves from design to construction with maximum efficiency and full regulatory compliance.

Key Guidelines for Homeowners

  • Survey Requirements: You’ll need a full-size, to-scale copy of your house location survey plat with the proposed fence clearly drawn on it.
  • Zoning Application: Apply online via ePortal or in person at the Development Services Building.
  • HOA Compliance: Residents living within a Homeowners Association (HOA) are reminded that they must adhere to their specific community covenants, which may be more restrictive than general county ordinances.
  • Height Restrictions: Fence maximum height is 42 inches (3.5 feet) for the front yard and the side of your yard that faces a street. Side and rear yard fencing is generally allowed up to 6 feet. (See the Zoning Ordinance Section 32-300.02.3 for all requirements).
  • Safety & Exceptions: A building permit is required if the fence is intended for swimming pool safety or pedestrian protection.
