Residential Additions

To apply for zoning approval for a residential addition:

  • No application form is required.

  • Processing fee in cash, check, or credit card (Visa, Mastercard, or Discover) in accordance with the current Fee Schedule.

  • A Special Power of Attorney Affidavit is required if the applicant is not the homeowner or a registered Prince William County contractor.

  • The applicant must draw the proposed addition to scale on the house location survey plat and submit three (3) copies to the Zoning Division of the Planning Office. The plat must be to scale and clearly show the surveyor's seal, signature and scale used.

  • Applicant must provide all dimensions of the proposed structure, setbacks to the property lines, and proposed use.

  • Additions shall maintain the same required yard setbacks as for the principle structure; setbacks vary by zoning district. Zoning staff will verify setbacks before issuing zoning approval.

  • The applicant may be required to demonstrate that the proposed building will meet Zoning Ordinance standard for additions: it must be an integrated part of the principal building (by location, materials and architectural design).

  • If property is identified as RPA (Resource Protection Area) on the overlay district map, written approval from Public Works Watershed Management (703) 792-7070 (TTY: 711) is required prior to zoning approval. Visit the GIS County Mapper on the County's website to check for RPA and other zoning overlays.

  • The maximum building height is 35 feet.
