Building Plan Waivers

All waived one- and two-family residential plans must comply with the following requirements:

  1. They must be designed in accordance with the International Residential Code for One- and Two-Family Dwellings (IRC).* Plans developed in accordance with the International Building Code (IBC)* are not eligible for this program.
  2. Initial plan submission shall include a building plan set of architectural and structural framing drawings and all shop drawings for truss systems, truss joist floor, or roof systems. All drawings shall be electronically signed and sealed by an architect or engineer registered in Virginia.

As an alternate to item #2, a complete set of shop drawings for roof truss systems, truss joist floor, or roof systems may be submitted at a later date as a plan revision. All drawings shall be electronically sealed, signed, and dated by an architect or engineer registered in Virginia.

Field inspectors will not approve a close-in inspection unless a set of approved shop drawings is available at the site of the requested inspection.
