Mobile Home Accessory Feature
ZONING APPROVAL IS REQUIRED WHEN ADDING ACCESSORY FEATURES TO MOBILE HOMES.
Zoning approval is required when adding accessory features to a mobile home. This guide provides a step-by-step process to acquire zoning approval.

- STEP 1: Apply for Zoning Approval
To apply for zoning approval, you may apply online via ePortal or in person.
To apply online, please visit ePortal. When you are logged into your ePortal account, go to "Apply", select "Plans", and select “Zoning Approval – Building Permit Zoning Approval.” Please follow the instructions on screen.
To apply in-person please bring all necessary documents and check in at the Early Assistance Desk, Development Services Building, 5 County Complex Court, Prince William, VA 22192, to obtain a service ticket for Zoning Counter services. The Zoning Counter is open from 8:00 am to 4:00 pm, Monday through Friday. Tickets for zoning counter services stop at 2:00 pm to ensure all customers are served by close of business.
Please note:
- The improvement options available for mobile homes are listed within the Commitment Letter to Obtain Zoning Approval for Accessory Structures in a Verified Nonconforming Mobile Home Park.
- Accessory features or structure requests must first be reviewed by the mobile home parks owner or property management company.
- If approved by the mobile home parks owner or property management company, the Commitment Letter to Obtain Zoning Approval for Accessory Structures in a Verified Nonconforming Mobile Home Park application packet must be completed and notarized by them. This must be submitted to zoning at the time of request for review.
- A copy of the drawings or plans with dimensions approved by the mobile home parks owner or property management company should be included with your zoning request documents.
- If there are multiple proposed accessory structures, each will need to be detailed and signed off for on the Commitment Letter to Obtain Zoning Approval for Accessory Structures in a Verified Nonconforming Mobile Home Park and the drawings or plans with dimensions provided for each.

- STEP 2: Zoning Approval Requirements (What to bring)
- Provide a completed Zoning Application Form.
- Provide the completed and notarized Commitment Letter to Obtain Zoning Approval for Accessory Structures in a Verified Nonconforming Mobile Home Park application by the mobile home parks owner or property management company.
- Provide the plans reviewed by the mobile home parks owner or property management company that show the exact dimensions of the accessory structure including length, width, and height.
- Review the Zoning Fee Schedule for the applicable processing fee and pay by credit card.

- STEP 3: Other Requirements that may apply
- Mobile home parks are subject to non-conforming use parameters. The non-conforming use must be recertified every two years. The status of the mobile home parks non-conforming use will be verified at the time of accessory structure request. - If other home improvement projects have been completed on the property without prior zoning approval, review of those improvements may be required prior to issuance of new zoning approvals.
- If the property is identified as having an RPA (Resource Protection Area), 100 Year or FEMA floodway area, storm drain/storm sewer easement, conservation or buffer area, the project exceeds 2,500 sq. ft, or any other Public Works impacts, a review by Environmental Management will be needed prior to zoning approval.

Related Definitions:
Mobile home shall mean a dwelling unit of vehicular, portable design built on a permanent chassis and designed to be moved from one site to another and to be used without a permanent foundation. Mobile homes shall be subject to all regulations in this chapter for buildings, but shall only be permitted where authorized by specific use of the term "mobile home". For the purpose of this chapter, a mobile home shall be deemed to be a mobile home regardless of the manner in which it is used, the manner in which it is affixed to realty or otherwise improved.
Mobile home lot shall mean a lot within a mobile home park, designed for the accommodation of one mobile home.
Mobile home park shall mean any site, lot, field or tract of land, upon which is located or intended to be located two or more occupied mobile homes, and which may include other vehicles or enclosures for use as a part of the equipment for such park.
