Site Development/Site Prep Permit
Upon approval of a final site or subdivision plan the property owner must apply for a site development permit or site preparation permit. Go to the table of standard forms and types of guarantees to link to the various forms required. See also the Bond and Escrow Form Instructions.
To obtain a site development permit and building release letter the following must be completed (additional requirements may be included in the plan approval letter):
- Post performance bond
- Post siltation/erosion control escrow (a conservation escrow may be posted in lieu of a performance bond and erosion control escrow)
- Post landscape escrow
- Pay geodetic monumentation
- Pay proffers (if any)
- Record plats (If the project is a site plan as opposed to a subdivision plan the plats must be recorded within 30 days. Subdivision plats are not recorded until the performance bond is posted. Bond does not need to be posted for site plan plats to be recorded.)
- Pay site development fees (see Fee Calculation Form)
- Building Permits may be obtained from Building Development Division
To obtain a site preparation permit for grading without building the following must be completed:
- Post landscape escrow
- Post conservation escrow
- Pay due prior to issuance of permit (if any)
- Pay site development fees (see Fee Calculation Form)
A pre-construction meeting with Public Works is required prior to issuance of any site development/land permits associated with an approved site/subdivision plan. You may schedule this meeting by calling 703-792-7070. Proof of this meeting is required prior to issuance.
